The complete mortgage calculator
Before you fall in love with a home, look beyond the mortgage payment. See the estimated monthly cost of a home, including the mortgage, taxes, insurance, flood coverage, utilities and maintenance. Enter what you know, then see which costs still need checking.
You can also add commuting and child-related planning expenses, shown separately.
No account needed. Your calculator entries stay in your browser unless you choose to share or send them.
Estimates, not quotes. Planning estimates from public averages and the information you enter. We have not inspected the home or checked your eligibility, and this is not a Loan Estimate, an appraisal or advice. Confirm important costs with your lender, insurer and local assessor.

Based on your — monthly home-cost budget
is a home price whose estimated monthly home costs fit that budget. Commuting and child expenses are separate.
Estimated monthly home cost
a month for the home: mortgage, taxes, insurance, utilities and maintenance
Optional additions
These amounts are already included in your estimated monthly home cost shown.
This is separate from your monthly estimate. These costs generally arise at different points before closing.
Your lender's Loan Estimate provides its estimates. The final loan terms and closing costs are shown on the Closing Disclosure, which must generally be provided at least three business days before closing.
An amount you entered is included in your estimate. Potential savings are not included until the agency, lender or assessor confirms them.
Review the estimated monthly home costs below. Edit marked amounts using bills, quotes, or known fees. Change loan details on the Home step.

Each label identifies where a figure came from—not whether it is correct. Ranges are planning judgments, not statistical intervals. A figure you enter remains unverified. .

These are the figures most likely to move your result. HearthFacts has not verified them for this address. Start with the items marked Check first.
Changes in your circumstances. A job change, a child, illness, relocation or refinancing could move your household costs more than any individual estimate shown here.
Programs and changes that may be worth asking about. Nothing here is decided or included in your estimate, and almost none are automatic.

HearthFacts has not independently measured or verified anything at this address. Some figures come from information you entered; others come from published references and planning assumptions. The page looks nothing up by address: every figure comes from tables built into it. If that ever changes, the page will say so first, name what is being sent and who receives it, and wait for you to agree.
Only the references that affected this result. A figure you entered replaces its reference and is not listed.
Where a line shows a planning range between two figures, that span is our planning judgment about how far local variation usually moves that cost. It is not a statistical confidence interval, it is not derived from a distribution of real quotes, and actual costs can fall outside it. Treat it as a sign of which estimates are most uncertain, not as a probability.
We apply your state's average effective tax rate to the price, unless you enter the yearly bill on the Home step. Your city, town or county sets the real rate, and the current bill may include exemptions that belong to the seller. Possible veteran relief is shown separately and stays out of your estimate until your assessor confirms an amount; we show an amount only for states whose statute we have on record. It is never automatic: you apply to the local assessor, not the VA.
Until you enter a quote, HearthFacts uses a rough planning placeholder: a state average premium at $300,000 of dwelling coverage, scaled to a dwelling coverage of 80% of the price. Purchase price is not the same as rebuilding cost, which can be lower or even higher than the price, so the premium estimate may move substantially. Only an insurer or licensed agent can quote.
Most homeowners policies do not cover flood. Flood insurance is bought separately, and it is generally required for covered buildings in Special Flood Hazard Areas (zones beginning with A or V) when the mortgage is federally regulated, insured or backed. We include it only there, at the state average, or when you enter a quote; with the zone not known, zone D, no FEMA map or a lower-risk zone, nothing is added and the line says so. In Florida, Citizens requires flood coverage on homes it insures for wind at $400,000 of dwelling coverage and above, with exceptions; we flag it rather than charge for it. Some policies carry a separate wind or hurricane deductible, stated as a fixed amount or a percentage of dwelling coverage; the policy itself sets it. Earthquake is excluded from standard policies.
For many conventional mortgages, the borrower may request cancellation when the scheduled balance reaches 80% of the home's original value, subject to applicable conditions. Automatic termination generally occurs when the scheduled balance reaches 78% of original value and the borrower is current. FHA charges an annual premium that can last the whole loan, plus an upfront premium added to the balance. VA loans have no monthly mortgage insurance; the VA funding fee stays in the estimate unless your VA documents or lender confirm you are exempt.
Electricity, heating and water and sewer start from state averages. Electricity and heating scale with floor area, though doubling the size does not double the bill. Water and sewer scale with how many people live there, electricity a little. A well pump adds a little electricity; no septic pump is assumed. Trash and internet are household charges. Your habits matter more than the building.
0.9% of the estimated building value a year (80% of the price, leaving out the land), plus 0.015 percentage points for each year of the home's age, up to 1.6%. The commonly cited 1% of the purchase price is shown beside it. This is money set aside, not a bill. Repair costs vary by year, and major work can exceed the reserve.
Driving is estimated at 24 cents per mile, AAA's 2025 operating cost for fuel, maintenance, repair and tires. Depreciation, insurance and car payments are left out, because they are mostly paid whether or not you commute. A carpool counts half, we count 50 commuting weeks a year, and tolls, parking and fares are added as you enter them. Time is shown in hours, and only from the travel times you enter.
A planning estimate: the U.S. Department of Agriculture's spending per child for middle-income two-parent families (2015, the latest edition), with housing left out, raised to August 2026 prices with the Consumer Price Index and adjusted for your state's prices with the Bureau of Economic Analysis's 2024 Regional Price Parities. USDA finds an only child costs about 27% more each and three or more about 24% less each, and we apply that. It is not a measured state average and not a childcare quote.
